Being a military vet I have lived in shared living situations for years, and you have to be careful when renting a room here are some tips that will help you in your search.
1\.
Make sure the internet meets your needs:
Make sure that you ask the question about the internet, some homeowners will advertise that they have internet but it may not be fast.
Ensure that the download speed is at least 15 Gbps or above.

Cooling/Heating options:
Talk to the homeowner and find out how the heating and cooling of the house work.
You want to make sure that the policy works for you or that they at least provide you with a way you can control your own temperature.
3\.
Cable
Will you have cable access in your room or only in the general areas? Ask the question.
4\.
Family homes vs professional homes
If you are a professional, I highly recommend you stay in a house of professionals.
The homeowner will be more accommodating to your needs.
You don't want to be the weird person staying in the basement.
5\.
Financial Stability
Make sure that you rent from someone who really doesn't need you for them to pay their mortgage.
You will be depending on your landlord to pay all the utilities, and the last thing you want to deal with is paying rent and then having your lights turned off.
When meeting with homeowners look for signs of desperation for example, (Are they really anxious? Have they recently had a hard financial situation? Stacks of mail on the table of bills?) Ask questions about what they do, and if things don't seem right don't do it.
If everything seems fine, go ahead and take the plunge.
